Construction business has become a very successful industry in Chennai, due to the real estate boom, thanks to the rise of the economy in India as a whole. One of the pioneers in this field is Jain Housing, founded by Rajendra Mehta.

He was joined by his nephew Sandeep Mehta, Executive Director Starting with a 14 apartment project in Habibullah road, Chennai in the year 1988, they are now all set to launch a 930 apartment residential colony with a massive construction area of 12 lakh square feet in Padur. Over the years they have completed around 175 projects and have a strong presence not only in Chennai but in other Indian cities also.

The raise of Jain Housing as one of the premium builders in Chennai is explained elaborately by Vijaikumar Palaniswamy, Vice President, Jain Housing and Constructions ltd., “We have a meticulous fool proof system in place, we have 17 departments in our company with their individual functionalities. The acquisition department looks after buying the land and they ensure that the properties we buy are clear titled without any litigation issues. The design department then takes inputs from the management on the outline plans and they come out with a suitable design after site inspection. This is handed over to the marketing department who are in touch with customer tastes and they suggest suitable improvements, if any. The estimation department calculates the cost of construction taking into account even the last nails and screws to be used. The price is arrived at and then the apartments are offered on a preferential scheme. Customers who are registered with Jains by paying Rs.10,000 are given the information first and they get to choose the apartment of their choice. After this, the announcement is made in the market.  The purchase department takes care of the purchasing and we have the ‘just in time’ practice with indents coming through an ERP system everyday from the site.  The quality control department plays a crucial role in checking both the quality of materials procured and the process of construction. Only when the quality control division approves, an apartment is handed over to the customer after a joint inspection with the customer.”

      

Vijaikumar Palaniswamy attributes the enormous growth of Jains to the long sighted vision of the organisation in delivering quality and the exemplary design of their projects. A number of welfare measures are also offered to their employees in order to retain them for long term and that contributes to the overall well-being of the company.  “Our customers will also vouch for 100% value for money”, he asserted.  Their vision has been futuristic; to the extent they have hosted themselves on the internet and sold apartments in India to customers from 68 different countries.

Jains expanded out of Chennai in the year 2001 and embarked in a project at Bangalore. Since they had an established brand name in Chennai, there was not much sweat in establishing their goodwill, their very first project in the garden city closed sales in a record six months time. Since that project in Bangalore, they have seamlessly spread their wings to Cochin, Coimbatore, Hyderabad and very soon in Pune.  Jains focus has been with the latest trend of residential communities and they are building them in abundance on the suburbs in all these cities.

When we asked Sandeep Mehta their Executive Director on their plans to meet international players entering the local market, he replied, “We are an ISO 9001 certified company. Cross cultural exchange is the order of the day and the experience and expertise by all players will be shared and help build huge collaborations and partnerships. We are geared up and looking forward to it and also expanding into other Asian countries”.

With players like Jains scaling up with International bench marking standards to meet the enormous demand for housing, it should be ringing sweet music to aspiring civil engineers of the future.
